2. Who Can List

  • Only current council or housing association tenants may create listings.
  • You must have the legal right to exchange your property.
  • You must be at least 18 years old (or have parental/guardian consent if allowed by law).

3. What You Can List

Council and housing association properties available for mutual exchange.

Accurate details about your property, including:

Type of home (house, flat, bungalow, maisonette, etc.)

Number of bedrooms

Location (town/city, region)

Rent details (monthly rent including any service charges)

Features (garden, parking, accessibility adaptations, pets allowed, etc.)

Photos of your property (clear, honest, no stock images).

4. What You Cannot List

  • Properties that are not owned/managed by a council or housing association.
  • Homes where you do not have the legal right to exchange.
  • Inaccurate, misleading, or false information.
  • Content that is offensive, discriminatory, or abusive.
  • Commercial adverts, spam, or unrelated services.

5. Responsibilities of the Lister

  • Keep your listing accurate and up-to-date.
  • Remove your listing if you are no longer looking to exchange.
  • Respond to messages politely and honestly.
  • Ensure you are not in breach of your tenancy agreement (e.g. rent arrears, eviction proceedings).

6. Landlord Approval

  • All exchanges must be approved by both landlords before any move can take place.
  • It is your responsibility to apply to your landlord and ensure you meet their conditions.

7. Moderation & Enforcement

We reserve the right to:

  • Edit or remove listings that break this policy.
  • Suspend or ban users who repeatedly breach the rules.
  • Report illegal or fraudulent activity to the relevant authorities.

8. Disclaimer

We do not guarantee the accuracy of listings and are not responsible for disputes between users. Always verify details directly with the other tenant and your landlord before agreeing to an exchange.

Listing Standards

To ensure all listings on Swap Hub are clear, fair, and helpful, please follow these rules when advertising your home:

Required Standards

Clean & Tidy Presentation

Homes must be photographed in a clean and presentable condition.

No clutter, excessive mess, or damaged interiors in photos.

 

 

Accurate Information

Provide correct details about property size, number of bedrooms, location, and type of housing.

Misleading information may result in removal of the listing.

Safe & Respectful Content

No offensive, discriminatory, or unsafe content.

Listings must comply with your landlord/housing provider’s exchange rules.

Contact Information

Only verified contact details should be added.

Fake emails, phone numbers, or incomplete details are not allowed.

🚫 Not Allowed

Homes shown in unsanitary or unsafe condition.

Listings with incomplete descriptions or blurred/poor quality images.

Multiple duplicate listings for the same property.

Attempts to sell, sublet, or charge money outside Swap Hub’s platform.

⚠️ Consequences

Listings that don’t meet these rules may be hidden, suspended, or removed without refund (if paid).

Repeat offenders may have accounts restricted.
